When Do You Need a Permit in Hocking County? (Simple, No-BS Local Guide)

Most homeowners in Logan, Laurelville, Nelsonville, and the rural Hocking Hills have the same question when planning a remodel or repair:

“Do I even need a permit for this?”

Good question – because the answer depends entirely on where you live.

Here’s the truth (the part most blogs never tell you):
Inside the City of Logan, you need permits for a lot of projects.
Outside Logan city limits, in the rest of Hocking County? Permits are far less common.

This guide breaks down the real rules so you know exactly what matters, what doesn’t, and when the county, city, or state actually needs to be involved.

🏡 1. Inside Logan City Limits (Stricter, Formal Permits Required)

If your property is inside Logan city limits, the city has:

  • A building department
  • Zoning rules
  • Inspectors
  • Specific requirements for remodels

City of Logan homeowners generally need permits for:

  • Major remodels
  • Additions
  • New decks attached to the home
  • Structural changes
  • Moving plumbing
  • Electrical upgrades
  • HVAC installation
  • New construction

Why?

Because Logan is incorporated, has full code enforcement, and follows Ohio Building Code more formally.

If you live in town, your contractor must follow the city’s rules.

🌲 2. Outside Logan City Limits (Most of Hocking County)

Much more relaxed.
Much less permitting.
Much more “do it right, but do it on your own.”

If you live in:

  • Starr Township
  • Benton Township
  • Washington Township
  • Perry Township
  • Marion Township
  • Laurelville area
  • Rockbridge
  • South Bloomingville
  • ANY cabin outside city limits

…then you’re under Hocking County, not the City of Logan.

And here’s the key point:

Hocking County does NOT require permits for most home remodels.

Most homeowners can freely do:
✔ Kitchen remodels
✔ Bathroom remodels
✔ Flooring installation
✔ Cabinet replacements
✔ Window replacements (same size)
✔ Deck resurface or basic repair
✔ New siding or roof replacement
✔ Interior wall changes (non–load bearing)
✔ Drywall installs
✔ Light fixture swaps
✔ Vanity/toilet replacements

No inspectors.
No paperwork.
No city building department to navigate.

Rural Hocking County relies much more on:

  • Homeowner discretion
  • Contractor experience
  • Common sense safety
  • Bank/insurance requirements (if selling or refinancing)

⚠️ 3. When Rural Hocking County Does Require Permits

Even in the country, a few things require official approval – but from different agencies.

A. Electrical Permits (State of Ohio)

Electrical Permits ARE Required For:

  • STR remodels
  • Service upgrades (100A → 200A, etc.)
  • New meter base or service drop
  • New structures with electric

Electrical Permits NOT Required For:

  • Normal residential remodels
  • Adding outlets, switches, or circuits
  • Rewiring part of a house
  • Installing lighting
  • Replacing fans, fixtures, etc.

As long as the property is your residence, a rental house (long-term), or a cabin not licensed as an STR, you’re free to remodel without a permit.

B. Septic System Work (Hocking County Health Dept.)

Permits required for:

  • New septic systems
  • Major septic repairs
  • Adding bedrooms (affects septic size)
  • Replacing a tank or leach field

Minor plumbing inside the home does not require septic permits.

🚫 4. Projects That Rarely Require Permits ANYWHERE in Hocking County

Whether you’re inside or outside the city, these don’t typically require permits:

✔ Roof replacement (unless you alter structure)
✔ Siding replacement
✔ Interior doors
✔ Trim work
✔ Drywall patches
✔ Painting
✔ Flooring
✔ Countertops
✔ Basic carpentry
✔ Gutter installation
✔ Porch/deck repairs (not full rebuilds)
✔ Crawl space insulation
✔ Non-structural interior changes

🔍 5. Why This Matters for Cabin Owners & STRs

For short-term rental cabins, you may choose to follow code more closely even when it’s not technically required.

Why?

  • Liability
  • Insurance
  • Guest safety
  • Hot tub deck load requirements
  • Higher wear and tear

Cabin owners often voluntarily:

  • build decks to code
  • add electrical done by licensed electricians
  • upgrade plumbing and drainage
  • avoid shortcuts

Because the risk exposure is higher.

🎯 6. Should Homeowners Still Build “To Code” in Rural Areas?

We strongly recommend it.

Even if the county doesn’t send an inspector:

  • Decks still need correct footers
  • Plumbing still needs proper venting
  • Electrical still needs safe connections
  • Bathrooms still need proper waterproofing
  • Stairs still need correct rise/run
  • Structures still need safe beams

The code exists for safety – not bureaucracy.

🧭 7. Quick Cheat Sheet: Permits in Hocking County

✔ Many permits required (formal building dept.)
✔ Inspections for remodels
✔ Similar to other Ohio cities

Outside Logan city limits (most of the county):

✔ Permits rarely required
✔ Free for most remodels
✔ County involved mainly for septic
✔ State involved for electrical
✔ Decks/additions are case-by-case
✔ Homeowners rely on contractor integrity
